Dunes of Panama is a family oriented vacation destination. To ensure a proper family vacation atmosphere, you must be at least 21 years of age to rent a condo. In the event it becomes necessary to cancel or modify your reservation, please contact us immediately at 866-443-4405. Cancellations received prior to 60 days will result in no penalty. Cancellations within 60 day will result in loss of deposit. Cancellation withing 30 days and no shows will be responsible for payment in full. We encourage guests to purchase TRAVEL INSURANCE as we do NOT make exceptions to our published cancelation policies due to inclement weather, sickness, family issues or other unforeseen circumstances.

The beach is patrolled by the local police department. Large congregations or parties are not allowed. Should you need assistance or to report a large congregation, please contact the local police department at (850) 233-5010.

Appliance Information
A/C: Please do not set the A/C thermostat below 72 degrees and any higher than 79 to avoid condensation on the floors above and below causing A/C unit to freeze up. With Florida’s humidity, we also ask that you do not leave A/C running while the sliding glass doors or front door are open. Excessive condensation will occur on floors and A/C vents and will result in the unit taking longer to re-cool.
WARNING: LEAVING FRONT DOOR AND BALCONY DOORS OPEN WILL CREATE A STRONG WIND SUCTION THROUGHOUT THE UNIT AND WILL CAUSE ALL DOORS IN THE UNIT TO CLOSE WITH EXTREME FORCE. THIS ALSO CAUSES BLINDS AND DRAPES TO BE DAMAGED FROM BLOWING OUTSIDE THE UNIT. Damages caused to door frames, locks, blinds, drapes or wall pictures falling and damaged due to leaving sliding glass doors open will be the full responsibility of the registered guest.
Washing Machine & Dishwasher: Please do not operate the washing machine or dishwasher unless you are in the unit. These appliances can malfunction and flood many units. Please use appropriate detergent for HG machines.
Ice Maker: We empty ice and clean tray after every checkout. Please flip bar on icemaker down upon arrival to begin producing ice.
Refrigerator: We ask that guests do not adjust the refrigerator/freezer control knob to the maximum setting. Refrigerators are not engineered to go from being completely empty to full in a matter of minutes. Please be aware that if you place a significant amount of groceries in the refrigerator, it will take a considerable time for those groceries to cool, particularly if you have room temperature bottled water and soda. If the freezer is making ice, then your refrigerator is working properly. Please simply give it time.
Balcony Railings For the safety of our guests, Parents please discuss with your children there is to be no horseplay, climbing, or throwing any item over balcony and catwalk railings. Please refrain from these actions for they are extremely dangerous and can result in serious injury and severe consequences.
Basketball Hours 8:30am-11pm. Courts are first come first serve. DO NOT leave equipment on beach, property, or pass along to others.
BBQ Facilities Located on/near the pool deck of BLDG A&B and located off walkway of BLDG E. Grilling is not permitted on balconies.
Beach Area No glass containers allowed; before departing the beach, please be sure to empty trash in the receptacles provided. Dunes of Panama is not responsible for items left on the beach. Please follow the Leave No Trace Ordinance*. For everyone’s safety, we ask that you please observe the Beach Flag System located outside of B & E pool deck informing of water conditions daily. See signs at each beach access for flag details or inquire in office. The beach is patrolled by the Police Department, large congregation or parties are not allowed.
*Leave No Trace Ordinance: The Leave No Trace Ordinance states that all personal items will be removed and disposed of if left on the beach between the hours of 7:00pm to 7:00am (CST). These items include, but are not limited to: tents, chairs, toys, umbrellas, and coolers.
On public beaches or with the upland landowner’s permission, Dunes of Panama beachgoers may store personal belongings overnight at the toe of the dune. The toe of the dune is the area of the beach immediately seaward of the dune and beach vegetation. To be specific, it is the area of the beach that is furthest from the water that is not in a sand dune or beach access point. Those who store their personal items overnight do so at their own risk. The County, City, Tourist Development Council, beach maintenance contractor as well as the Dunes of Panama, do not assume any liability for any items left on the beach after 7:00 pm.
The Leave No Trace ordinance is currently in effect and is active year-round. Bay County Ordinance No. 12-14 and 12-37. City of Panama City Beach Ordinance No. 1242
*Ordinance 1353 – No Drinking on Beach During the Month of March: An ordinance of the City of Panama City Beach, Florida, prohibiting the possession or consumption of alcohol on the Sandy Gulf Beach during the month of March unless such period is extended by resolution by the City Council

Beach Trolley Bay Town Trolley offers different routes around town and Panama City Beach. There is a Bus Stop Location located outside the entrance of the Dunes of Panama on the right side of the road.
Check- In Please note, arriving before 5:00pm does not guarantee early check-in. We ask our guest not to arrive to the property any sooner than 3pm (CST) to avoid waits longer than one hour. Please be advised that Repairs and Routine maintenance are an integral part of the property management business. We try and service every unit after a departure/and before next arrival between 10am-4pm (CST) if at all possible, however, some repairs may need to be handled during occupancy as a last result. Please let the office know if you will be arriving after business hours or the next day. Upon your arrival we ask that you review your unit and notify the office the day of your arrival if you find anything needing attention in order for our housekeeping and maintenance to respond on the same day of your arrival to ensure that everything is satisfactory. Late arrivals will proceed to the A Building office where the arrivals board will have an envelope with the guests name on it. You will find a starter supply of soap, trash bags, and dishwasher detergent. We do not provide a daily maid service so you will need to launder towels and linens as needed in the washer and dryer provided for you in your unit.
Check-Out Checkout time is 9:00 am (CST) prompt. All units must be fully vacated by 9:00 am (CST) Sharp on check-out day or guest will be subject to a late check-out fee of $175 if any guests, baggage remain in the unit or on premises. Check-in and Check-out times are strictly enforced to have all of our condos in good condition for everyone’s vacation.
When departing, please complete the following:
Cleaning: To ensure that the condos are well maintained, cleaning and cross-inspections will occur after each departure by Man Maid housekeeping. Guest is required to (A) Empty all trash cans and remove trash from the interior and exterior private balcony of the condo. (B) Wash and put away all clean dishes/pots/pans/silverware. (C) Please keep all used towels and sheets separate. Place any used/wet towels in master tub/shower, pull fitted/flat sheets/pillowcases and place in one pile at the foot of each bed (D) Ensure the home (including private balcony) receives reasonable cleaning during your stay, i.e. vacuuming, sweeping, trash removal, washing of dishes, etc. (E) Leave furniture and other contents in original location and condition. (F) Before departing unit do a final look around entire unit, to include closets, drawers, W/D for any missed personal items, i.e telephone charges, clothing. (G) When departing, leave A/C on 72 degrees. (H) Failure to comply could result in a charge to Guest for extra cleaning.

Elevators Parents please discuss with your children that the elevators are an extremely expensive piece of equipment, not to be used as a playground, and there is to be no jumping in an elevator cab, or pressing multiple elevator buttons. Cost of damage associated with misconduct from the registrant, family, or guest will be the responsibility of the Registrant. Anyone caught will be detained at the security gate or office until parents or authorities arrive. Throwing items off balconies and catwalks is extremely dangerous and can result in serious injury. Please refrain from these actions for it can have severe consequences. If you see this conduct on the property please contact security immediately.
Fitness Room Hours of Use: 8:00 am-8:00 pm (CST) Location ground floor of “E” BLDG Age requirement 15 + (All other ages strictly prohibited even with adult) MAX OCCUPANCY: 5 people No food, water only.
Gate Dunes of Panama is a gated property. Guests are to enter in the left lane, owners in the right lane. Car passes must be displayed in the rearview mirror. entry codes change weekly. Refer to parking pass for codes.
Handicap Parking Available Valid Handicap Permit must be visible at all times.
Internet Access in Room or Lobby Your unit has free wireless internet access and code is provided at check in.
Linens/Towels In order to maintain reasonable rates, we do not provide daily maid service. Your unit has been supplied with the initial setup of one towel/one wash cloth per guest per unit sleeping accommodations, along with bed linens.
Lobbies/Elevators Lobbies: Please help keep our lobbies and elevators dry by toweling off when leaving pools and into elevators/lobbies.
Luggage Carts/Grocery Carts are located in each lobby. Please do not take luggage carts or grocery carts into units to avoid any damages to doors, walls, and trim. Please Do not unpack vehicles and utilize Luggage Carts/Grocery Carts until you have been notified that your unit is ready for your check-in. Please be courteous to others and return luggage carts back to main lobby when unloading is complete for next guests’ usage. Please be courteous to others and do not keep luggage or grocery carts in unit overnight.
Medical Services Emerald Coast Urgent Care is the closest medical facility located at 2704 Thomas Drive (850) 236-8655. The closest hospital is Ascension Medical Group Sacred Heart Bay Family Medicine (850) 770-3270.
Parking Covered parking areas are reserved for owners unless marked with the same number as your unit. There is room for one vehicle per party ONLY underneath the buildings. The covered/gated parking in the E bldg is private; however, you may park in the parking lot on top of the garage or the outer parking spaces. We do not guarantee covered parking & spaces. Parking spaces sell just as condos sell.
Parking Lot For the safety of all our guests we do not allow tailgating, scooters, skateboarding, skates, baseball or softball practicing or playing, corn hole or any other games brought by the guest.
Parking On Property Absolutely no trailered vehicles, boats, jet skis, travel trailers, RV, etc. are allowed to enter property. We can recommend local storage areas in advance of your arrival for those that wish to bring them. Dunes of Panama is not responsible for any damages caused to vehicles parked on the Dunes of Panama property.
Speed Limit 10mph on property.
Pools
We strive to make everyone’s stay enjoyable and family friendly so please wear appropriate attire that will not offend other families. We also ask that you please refrain from use of profanity, public drunkenness, or underage drinking on the premises.
Quiet Time Dunes of Panama has quiet hours from 11:00 pm to 8:00 am and strictly enforced.
Early Departure: We do not refund for early departures.
Weather Policy: Our policy is that we do not refund for undesirable weather conditions or tropical storms.
Hurricane Policy: If you are currently on property at the time the Officials announce for everyone to evacuate Panama City Beach, we will refund any unused days of rent.
Pet Friendly Units: Certain units may be designated as pet friendly- please inquire regarding availability and cost associated with such.
Security is on-premises daily. If you need to report a problem or any additional assistance please contact security directly at (850) 234-7430.
Smoking All rental units are Non Smoking. In the event anyone smokes inside the unit or on the balcony and smoke has drifted inside the unit, guest agrees to pay $350 fee for all additional cleaning, ozone fees to remove smoke smell from unit furnishings, loss of rental as a result of smoking in unit. Smoking is allowed on the balconies, but not encouraged. Please be very cautious and close the balcony doors to avoid charges.
Tennis Hours 8:30 am-11:00 pm. Located at “B” Building. Courts are first come first serve.
Trash Trash chutes are located in every building on every floor. They are located at the end of the hallways. Please do not place large boxes, etc. down trash chutes. This will clog chutes and back up trash on multiple floors.
Unloading You may pull your vehicle up to unload in front of building lobbies (Max 15 min). Luggage carts are located in each lobby. Please do not take luggage carts/grocery carts into units to avoid any damages. Please be courteous to others and return luggage carts/grocery carts back to lobby when unloading is complete for next guest use. Please do not keep luggage/grocery carts in unit overnight.
Volleyball Hours 8:30-6pm. Located on the beach.
Walking & Stairwells are to be clear at all times. No personal items such as shoes, beach buggies, floats, coolers, toys, etc. are to be left in parking areas, outside the unit door or placed in stairwells. Items in parking areas or left outside the unit door are safety hazards during emergency fire evacuation and other emergency situations or can cause someone to trip and fall. Items left outside obstructs proper cleaning of walkways by our building maintenance personnel. Please be advised items left outside unit will be removed. Dunes of Panama takes no responsibility for items left outside doors or discarded items
